Big Island real estate is hyper-local. Each resort community has its own character, its own rules, and its own hidden value. Here is what 43 years on this coast has taught me.

Mauna Kea Resort resort community on the Kohala Coast
The Original Kohala Coast Legacy

Mauna Kea Resort

Established in 1965, Mauna Kea Resort set the standard for luxury living on the Big Island. The resort spans over 1,800 acres of rolling elevation along the Kohala Coast, with Kauna'oa Beach consistently rated one of the finest beaches in Hawaii.

Typical Price Range: $3M to $25M+
  • Kauna'oa Beach, one of Hawaii's best white-sand beaches
  • Two championship golf courses including the iconic Mauna Kea Golf Course
  • Mauna Kea Beach Hotel and Hapuna Beach Prince Hotel
  • Low-density development with single-family estates and condos
  • Private club membership with beach, golf, and dining access
  • Six decades of established resort community

"I have been the sales person for new developments at Mauna Kea for over 30 years. The resort's rolling elevation changes create ocean views that no flat coastal development can match. Buyers here are not just purchasing a property. They are joining a legacy."

Mauna Lani Resort resort community on the Kohala Coast
Where Culture Meets Luxury

Mauna Lani Resort

Mauna Lani is distinguished by its ancient Hawaiian fishponds, cultural sites, and the recently reimagined Auberge Resorts Collection. The resort blends cultural significance with modern luxury across 3,200 acres of Kohala Coast coastline.

Typical Price Range: $2M to $18M+
  • Historic Hawaiian fishponds and cultural preservation sites
  • Auberge Resorts Collection (formerly Mauna Lani Bay)
  • Two championship golf courses including the Francis H. I'i Brown North and South Courses
  • Spa and wellness center with oceanfront treatment rooms
  • Mauna Lani Club with private beach, dining, and fitness
  • Range of properties from condos to custom estate homes

"Mauna Lani attracts buyers who want more than a vacation home. They want a connection to Hawaiian culture and history that most resort communities cannot offer. The fishponds, the ancient trails, the cultural sites woven into the landscape. That is what makes this place different."

Waikoloa Beach Resort resort community on the Kohala Coast
Accessible Luxury on the Coast

Waikoloa Beach Resort

Waikoloa Beach Resort offers the most accessible entry point to Kohala Coast resort living. With Kings' and Queens' shopping centers, Anaeho'omalu Bay, and a mix of condominium and single-family properties, this resort delivers the lifestyle at a broader range of price points.

Typical Price Range: $800K to $8M+
  • Anaeho'omalu Bay with its historic fishponds and beach
  • Kings' and Queens' Shops for dining and retail
  • Hilton Waikoloa Village with its iconic tram and dolphin encounters
  • Fairmont Orchid and Mauna Lani nearby
  • Condos starting under $1M with resort amenities
  • Strong vacation rental potential across property types

"Waikoloa is where many buyers get their start in Hawaii resort ownership. The lower entry point and strong vacation rental economics make it practical. But do not mistake accessible for ordinary. Some of the most spectacular oceanfront homes on the coast sit within this resort."

Kona & the Big Island resort community on the Kohala Coast
Beyond the Resorts

Kona & the Big Island

The broader Big Island offers opportunities beyond the resort communities. From Kailua-Kona's waterfront to the upcountry coffee farms of Kona to volcanic landscapes unlike anywhere else on earth, the Big Island rewards buyers who want something outside the traditional resort mold.

Typical Price Range: $500K to $15M+
  • Kailua-Kona waterfront and historic downtown
  • Kona coffee country with working farm estates
  • Volcanic landscapes and the Hawaii Volcanoes National Park
  • Upcountry Waimea with ranching heritage and farm-to-table culture
  • Year-round sunshine on the Kohala Coast (only 18 inches of rain annually)
  • The most geographically diverse island in Hawaii

"Big Island real estate is hyper-local. The difference between two properties 10 miles apart can be millions of dollars, different climate zones, and entirely different lifestyles. That is why you need someone who has spent 43 years understanding these nuances."

The Big Island in context

Hawaii Island's luxury market ($3M+) closed the first half of 2026 at 36 sales, up about 5.9% year over year, on roughly $385 million in volume, with a median sold price of $8.56M, up 26.9% year over year, the highest $3M+ median of any Hawaiian island, at an average 151 days on market (Hawaii Life, Midyear 2026). In the first quarter the $3M+ median ran near $8.75M, up 20.7% year over year, at an average $2,331 per square foot (Hawaii Life, Q1 2026), and through the first three quarters the island recorded 26 residential sales above $10M, more than O'ahu, Maui, and Kaua'i combined (Hawaii Life). For the broader island: single-family homes closed October 2026 at a $509,000 median, up 2% year over year, on 167 sales, with median days on market at 50.5, while condos closed 38 sales at a $535,000 median, down 13% year over year (Title Guaranty Hawai'i, October 2026). At the district level, the September 2026 report, the latest published detail, shows South Kohala at 14 single-family sales and a $1,137,500 median, plus 10 condo sales at a $1,096,500 median with about 133 median days to sell, while North Kona ran 20 single-family sales at a $1,350,000 median and 18 condo sales at a $547,500 median (Title Guaranty Hawai'i, September 2026). Along the resort corridor, South Kohala's average sale price across Q1–Q3 2026 was $2.099M, up 28% year over year, on $592M in total volume (Hawaii Life, Oct 2026). On supply, Mauna Lani sits near 6.0 months of inventory, the most balanced of the Kohala Coast resorts (KE Team Hawaii, May 2026), and Kona single-family supply ran about 5.6 months at that same reading. Low-volume resort markets price slowly and swing sharply from month to month, so treat these figures as a snapshot, not a trend line.
